Write A Letter To The Future Buyer Of Your House
Many years ago, when we were trying to sell our property, we realized that because there were other similar homes on the market that directly competed with our home we needed something that would motivate buyers to take action on our home. Something that would make our home shine against our competition. We wanted our home to be the next sale in our neighbourhood.
What did we do you ask? We wrote a letter to the future buyer telling them all about the intangible things that made our house and neighbourhood home.
Our house was lovely but there were newer ones in our area on the market. There were slightly more expensive ones on a cul de sac (we were on a busy street), and there were homes with better yards (ours was small). We had put an offer on our dream home and didn’t have time to diddle around waiting for a buyer - we wanted our house to sell quickly and for top dollar too.
We wrote a letter that we left on the kitchen counter for the buyers viewing the property to take home with them. It outlined nothing about the house - the realtor cut sheet and brochure told that storey. What the letter did was tell the other part of the story about our home. Yes, it was across from a busy school but when the kids were gone, and the parking lot quiet, that school yard became our private paradise where our kids learned to ride their bikes, shoot off rockets, learn to play hockey, roller skate and play hide and seek. The walking trails in our neighbourhood were not just walking trials but magical pathways where we learned how the ducks lived, caught frogs and saw the Gaspereau run upstream in May. We lived beside Beavers and Osprey. Our letter spoke about our neighbours. How, when our oven died on Christmas Day, our neighbour kindly cooked our turkey for us ALL day long . How our other neighbour, who spoke really broken english, would come over with the BEST spring rolls ever, and a smile just to tell us that they cared about us. It spoke about how the sun nurtured our garden in the backyard and the wonderful shade of our deck on a hot summer day. It was the letter that sold our home.
We only moved around the corner and still see the new owners of our old house often. They still talk about the letter. They could have bought the house on the quiet cut de sac but they bought our home and made it theirs.
